PUD vs. condo: how townhomes are classified

The key distinction for townhome financing is whether the property is classified as a Planned Unit Development (PUD) or a condominium. This is determined by the legal structure of the project, not the physical appearance of the building.

A PUD townhome means the buyer owns the land under the unit and the unit itself. The HOA owns and maintains common areas. PUD townhomes are treated similarly to single-family homes for financing purposes — no condo project review is required, and all standard loan programs (FHA, VA, USDA, conventional) are available without the additional condo approval process.

A condo-style townhome means the buyer owns the interior airspace only. The HOA owns the land and exterior. These require the same condo project review as a traditional flat-style condo, including FHA/VA approval if those programs are being used.
