What is a DSCR loan?

A DSCR loan is a non-QM (non-qualified mortgage) product designed for real estate investors. Instead of qualifying based on your personal income and tax returns, the lender evaluates the property's ability to generate enough rental income to cover the mortgage payment.

How DSCR is calculated

One common method used by residential DSCR lenders for 1–4 unit properties:

DSCR = Gross Monthly Rental Income ÷ Monthly PITIA

Where PITIA = Principal + Interest + Taxes + Insurance + HOA (if applicable). This is a common residential DSCR calculation method, not the only possible one — lenders may use different expense denominators or income definitions, particularly for commercial or mixed-use properties.

  • DSCR above 1.0: Rent exceeds the lender's expense denominator — the property generates more income than the payment. Higher ratios generally support better terms, though the specific pricing benefit varies by lender.
  • DSCR around 1.0: Approximate break-even — income roughly covers the payment. Most lenders will lend at or near 1.0, though terms and eligibility vary.
  • DSCR below 1.0: Negative coverage — the property doesn't generate enough income to cover the payment. Some lenders will still lend with a larger down payment and higher rate, but options narrow significantly. Eligibility and minimum DSCR thresholds vary by lender.

Rental income documentation

For existing rentals, lenders use the current lease agreement or a market rent appraisal (Form 1007). For new purchases, a market rent appraisal from the appraiser establishes the expected rent.

Short-term rental income (Airbnb, VRBO) is handled differently — some DSCR lenders use 12-month average income from platform statements, while others require a market rent appraisal based on long-term rental rates.

DSCR loan guidelines vary significantly by lender — these are market ranges, not universal rules. Lender overlays, property type, loan size, and borrower credit profile all affect what a specific lender will approve.

  • Credit score: Most lenders require 620–680 minimum; better pricing and more flexible terms above 720–740
  • Down payment: Typically 20–25% for single-family; 25–30% for 2–4 unit properties; some lenders require more for lower DSCR ratios
  • Property types: Single-family, 2–4 units, condos, short-term rentals — eligibility varies by lender
  • Loan amounts: Typically $100,000–$3,000,000+; some lenders go higher for strong files
  • No personal income verification: No tax returns, W-2s, or pay stubs required — qualification is based on the property's income
  • LLC borrowing: Many DSCR lenders allow loans in an LLC or other entity, though terms may differ from individual borrowing
