How affordability is calculated
Lenders use debt-to-income (DTI) ratios to determine how much you can borrow. The back-end DTI — all monthly debt payments divided by gross monthly income — is the primary constraint. Most conventional loans allow up to 45–50% back-end DTI; FHA can go higher with compensating factors.
