Tennessee's short-term rental market

Tennessee is one of the strongest short-term rental markets in the country. The Smoky Mountain corridor — Gatlinburg, Pigeon Forge, Sevierville, and surrounding Sevier County — draws tens of millions of visitors annually and supports a massive cabin and vacation rental industry. Nashville's tourism and entertainment economy drives strong STR demand in the urban core and surrounding areas.

Financing a short-term rental is more complex than a standard investment property because lenders treat STR income differently than long-term rental income.

How lenders treat STR income

Short-term rental income is less predictable than long-term rental income, and lenders account for this in different ways:

  • Conventional loans: Fannie Mae and Freddie Mac have limited guidance on STR income. For existing STRs with a 12-month history, income may be documented via Schedule E. For new purchases, most conventional lenders won't count projected STR income — you must qualify on personal income alone.
  • DSCR loans with STR income: Some DSCR lenders accept 12-month average income from Airbnb/VRBO statements. Others use a market rent appraisal based on long-term rental rates, which may understate actual STR income. The lender's approach significantly affects how much you can borrow.
  • Portfolio lenders: Some portfolio lenders have developed specific STR products that use AirDNA or similar market data to project income. These can be more favorable for high-performing STR markets like the Smokies.

Zoning and HOA considerations

Before financing a short-term rental, verify that STR operation is permitted. Tennessee municipalities have varying regulations — some have banned or restricted STRs in residential zones. Sevier County and Gatlinburg have historically been permissive, but regulations evolve.

HOA restrictions are equally important. Many condo and planned community HOAs prohibit short-term rentals. A lender may decline to finance a property where STR operation violates HOA rules.

Down payment and qualification

Most STR financing requires 20–25% down. Credit score minimums are typically 680–720 for the best programs. If you're using DSCR financing, the property's income must support the payment at the lender's qualifying ratio.
