Mortgage Qualification When You Already Own Properties

Owning one or more properties affects your DTI, reserve requirements, and the programs available for a new purchase. Understanding these rules before you apply prevents surprises.

How existing mortgages affect DTI

Every existing mortgage payment counts in your back-end DTI calculation. If you own a primary residence with a $1,500/month mortgage and are purchasing a second home or investment property, that $1,500 is included in your total monthly debt obligations alongside the new proposed payment.

Rental income from existing investment properties can offset this — but only 75% of the gross rental income is counted, and the property must have a documented rental history (typically two years of Schedule E on tax returns) or a current lease.

Reserve requirements for multiple financed properties

Conventional guidelines require additional reserves when a borrower has multiple financed properties:

  • 1–4 financed properties: 2 months PITI reserves for each second home or investment property
  • 5–6 financed properties: 2% of the unpaid balance of all financed properties (excluding the subject property and primary residence)
  • 7–10 financed properties: 6 months PITI for each financed property

These reserve requirements are in addition to the reserves required for the new loan being originated. For investors with multiple properties, reserve requirements can be the binding constraint on qualification.

Conventional limit of 10 financed properties

Fannie Mae and Freddie Mac allow a borrower to have up to 10 conventionally financed properties simultaneously (including the primary residence). Beyond 10, conventional financing is no longer available — portfolio lenders, DSCR loans, and commercial financing are the alternatives.
